East Ayrshire Community Hospital
The background
Quality health care contributes greatly to people living longer and healthier lives. East Ayrshire Community Hospital was delivered by the Ayrshire and Arran NHS Board in response to the surrounding elderly population’s need for improved healthcare services to be carried out in a more domestic atmosphere.
Ayrshire and Arran Primary Care NHS was one of the first Trusts in the Scottish health service to procure a community hospital project through a PFI model. Therefore, the Trust required a partner with expertise in public private partnerships contracts and the capabilities to support them in the delivery and ongoing management of the hospital.
By partnering with Invesis, the project is now a fully operational and efficient hospital that delivers healthcare as close to home as possible, supported by a network of community services with safe, effective and timely access to high quality specialist services for those in the community.

In 2021, Invesis successfully returned ownership of East Ayrshire Community Hospital (EACH) to NHS Ayrshire and Arran. The Trust wished to voluntarily terminate the agreement, to re-purpose the hospital to serve the future care needs of the people of East Ayrshire.
Exiting the contract early was not possible, however, Invesis did find an innovative solution to allow the Trust to take control. The council praised the role played by Invesis both in the hand back process and in the 21-year partnership.
Due to the life cycle approach of the PFI contract, and excellent relationships built between the client and consortium, Ayrshire and Arran Primary Care NHS Trust received a high-quality project in a condition that meets the terms of the contract signed 21 years prior, which was essential to futureproof the delivery of key public healthcare services for the surrounding community.
Key features
By using the PFI model and partnering with Invesis, the project;
- was delivered four months in advance of the original schedule
- was handed back to the client in an immaculate condition, with management services continuing to be carried out by our long-term partners BAM FM until 2025
